Why a percentage costs veterans more than most

A VA loan lets you buy with little or nothing down. That is the benefit working exactly as intended. But it also means that for the first several years, most of what you have in the house is appreciation rather than a large down payment you contributed.

When you sell on a percentage commission, that percentage is taken from the full sale price, not from your share. So the smaller your equity position, the bigger a bite the same percentage takes out of what you actually walk away with.

Sellers only

One fixed listing fee. Not a percentage. It does not climb when your home is worth more, because the work does not change when your home is worth more. The buyer's agent fee is separate and is your own negotiable decision.

What "Seller's Only Agent" actually means

I never represent the buyer on a home I have listed. No dual agency, no divided loyalty, no situation where the person negotiating against you is paid by the same person you are paying.

It also means that if you are buying your next home, I am not your agent for that. I will introduce you to one of the team of agents I work with who represent buyers, people I would trust with my own purchase, and I will tell you plainly that it is a referral.

Things worth knowing before you list

Your VA entitlement and your sale are connected

How much of your entitlement is restored, and when, depends on how the loan is paid off or assumed. That is a question for your lender or the VA directly, not for a real estate agent, and anyone in my role who tells you otherwise is guessing with your benefit.

A VA-eligible buyer may want to assume your loan

Depending on your loan and its rate, assumability can be a genuine selling feature. It is worth asking your servicer about before you price the home, because it can change how you market it.

Mello-Roos is the local one that surprises people

Large parts of this valley carry special assessments that vary enormously by tract. Know your amount and remaining term before a buyer's agent finds it for you.

Buying with your VA benefit

I don't represent buyers. That's not modesty, it's the whole model — I can't negotiate hard for a seller while also owing a duty to the person across the table. So if you're buying, my job here is to get you to someone good and then get out of the way.
